Why Polk's mobile homes need steady repair

Common repairs, and where to start

Florida's repair rule

State law says all repairs and remodeling of mobile and manufactured homes must follow the rules of the Florida Department of Highway Safety and Motor Vehicles, or FLHSMV (Fla. Stat. 320.8232). For the roof, walls, floor system, windows and exterior doors, those rules call for material and design equivalent to the original construction. Additions, roof-overs and porches must be free standing and self-supporting, with only the flashing attached to the home, unless they were designed to be married to it. See Rule 15C-2.0081.

Mobile Home Repair: common questions

Do mobile home repairs need a permit in Polk County?

Often, yes. Unincorporated Polk lists additions, repairs, alterations and accessory structures to mobile homes as work needing a permit, along with all re-roofing. Minor electrical, plumbing and mechanical repairs are on its no-permit list. Call the Building Division at 863-534-6080 if you're unsure. Inside a city, ask that city.

Do I need my park's approval before repairs?

For any exterior change or addition, yes. Florida law requires written approval from the park owner first. Interior repairs are usually simpler, but check your park's rules.

Can I do my own mobile home repairs in Florida?

Owners can do some of their own work, and Florida's owner exemption covers a mobile home on a leased lot. Setup is different: FLHSMV says only licensed installers may set up a home. In unincorporated Polk, an owner on a rented lot needs notarized landowner consent to permit additions as an owner-builder.

How much does mobile home repair cost in Polk County?

It depends on the job. National guides put re-leveling at about $450 to $900, a subfloor section at $500 to $700, roof repairs at $150 to $1,000 and skirting at $1,000 to $4,000. Hidden damage can raise the price, so get a written quote.

Who do I call for a soft floor or a leak?

Start with the water. A plumbing leak needs a plumber, and a roof leak needs a licensed roofer. Then a mobile home repair company can replace the damaged floor or ceiling. Tell us what you're seeing, and we'll connect you with one local pro.
